美國南加州橙縣最全19所10分質優高中信息匯總

學區實際上是功能特區中的一種，承擔當地的教育功能。學區之所以是政府，因為它擁有跟市、鎮類似的權力，可以向區內徵稅並且徵收地稅等（當然稅收只能用在與教育相關的公益事業上）。

由於一切沒有授予聯邦政府的權力保留給州和人民，學區的發展從一個方面反映了美國人民地方自治的歷史。學區辦學的費用來自地方的財產稅。所以通常富裕的地區學校資源較好，學校資源較好吸引了更多的重視教育的家庭，反過來又推升當地的房價，進而又增加了地方的財產稅。形成良性循環。

美國的學區製度和中國不盡相同，即使是租住在學區內，也可以在該學區讀書的。美國的學區房雖然不具備那麼誇張的增值功效，但也是聚集人氣最多的地方。學區房具有和現金近似的流通性，以美國的地大人稀的特點，很多地方房產只能稱為是“固定資產”，變現率很差。

有人說深圳的房產有一個特點：沒有賣不出去的房子，只有賣不出去的價格。只要價格合適，總有窺覷的市場購買力在等待著。尓灣的學區房也有類似的特點，可以說是橙縣樓市裡的龍頭股，而橙縣又是南加州最適宜居住兼經濟最發達的地區，加州是世界第八大經濟體。市場裡總是不乏只買貴的不買對的投資者，所以尓灣的樓價近年來節節攀升。一套獨立2200尺（約200平方）左右的house平均價已經達到100萬美金左右。

尓灣從2012年開始，華裔新移民數量激增，已經變成了一個新的“中國城” 。在幾所高中的數據裡都已經可以看到，亞裔的人口接近或超過半數，其中北木52%，大學高中49%，這樣的比例對新移民孩子來說，容易形成華裔孩子扎堆，學習英文和美國文化的意願降低。

因為新移民的資金扎堆湧入，尓灣公司的新房也是越建越密，地越來越小，價格越來越高，售樓小姐常常可到見親切和藹的華裔姑娘。非華裔的售樓人員也非常熟悉中國的外匯管制種種。

基於這個狀況，對於真正買來居住，而不僅僅是投資美元資產，規避外匯風險的家庭，建議大家把眼光稍微移開一些，到橙縣的其他高中看看。這些高中學區房應該是各個市的龍頭股，尓灣領漲之後這些區域有望跟漲。選房可以選這些高中附近，如果有新房最好，沒有也有機會挑些佔地面積大的。房子標示的價格是以室內面積為尺度，實際上，大家都知道，地越大越好，最不濟將來拆了重建，重建的木頭房子一平方尺成本市場造價約為150美金。美國的地是終身產權，從你腳下的地為原點，一直到地心的圓錐部分全都是你的。如果下面發現有金礦，那你就賺翻了，哈哈。

華裔的比例25%是個比較好的臨界點，符合世界範圍的華裔比例，生活既舒服又不會太多干擾，超過這個比例，就會有回到中國的錯覺。人少的時候，我們應該常常出去走動，顯得親熱；華人太多的時候，我們需要保持一點距離，才不會有太多衝突。

開闢一個新的適宜居住的學區，只要華裔數量超過10%就可以大膽進駐了。10%的華裔比例，您的生活已經只需要基本英語就能完成。相信按照目前的趨勢，遷往加州的新移民華裔數量持續增加，那裡的生活很快就會便利起來，99大華和韓國超市會很快跟進，文化氛圍和學術氣氛也會很快提升。我們分析數據後，發現有些區域的華裔比例過低。這樣的區域也不建議過早建倉，投資界有一句話，說的是：“領先一步是先進，領先幾步是先烈”。投資最重要的就是把握時點。華裔比過低的區域華裔孩子生存的環境會不太友好，這是美國生活的現實，是需要正視的。當然也不排除有些家長想給孩子一些鍛煉的想法，有壓力的情況進步的確會更快的。

如果孩子要來美國做小留學生，希望保留一定的中文水平，最好的時點是初中一年級；否則建議大學再來讀。所以大家考慮移民的話，不要太早了，在孩子上了大學之後再考慮，對孩子申請大學更為有利。直接過來讀高中的孩子會吃學制的虧，很多朋友的孩子到了高中最後一年還在補習必修的英文課。儘管如此，我們對學區的重點分析還是主要在高中部分，local people最重要的學區劃分還是以高中為主，高中也才是真正優質（美式教育的開始。同一個高中下面會有兩三所初中，一所初中下面又會有一些小學。記住，高中的區域也會變更，比如，尓灣即將新建的第五高中就會將一些原本在北木和大學高中的生源分流過去。

閒話以後再續。下面請看最全橙縣10分高中數據（二）。排名按照API數據，這個數據會常常變化，所以排名不具有參考意義。需要關注的數據包括：父母受教育背景（這個應當是孟母擇鄰處的主要原因吧，我們看到大學高中和北木高中的父母研究生教育的比例都能達到驚人的60%以上的水平。 ），資優生比例，亞裔比例，政府資助比例等。
